Many people interested in buying or selling recreation or investment property need a partner who appreciates both the personal and monetary value of the land and can help address the uniqueness of those sales. There are many wonderful aspects to owning land, and few recognize what it can offer. The peace of the solitude of nature. The excitement on the opening day of deer season. The gathering of family and friends to have an annual dove shoot. The thundering call of a spring gobbler. Seeing the forest floor burst to life after a prescribed fire reduces it to ash. The fulfillment of being a good steward to the land that progress forgot.
Our resident land expert at Three Sixty, Gehrig Hall, feels his duty is to the land. He loves few things more than connecting clients to the perfect property or finding the buyer for a long-cherished property. His degree in Wildlife Ecology and Management combined with experience managing commercial and recreational hunting properties have established him as an authority in recreation and investment property. Over a decade of industry experience has given Gehrig a keen eye for what makes an ideal property, improvements needed to increase marketability, and identifying potential issues not always seen by the owner or buyer.

Gehrig tailors his services toward his clients’ individual needs. He specializes in:
- Hunting Land
- Fishing Property
- Recreational Property
- Farmsteads
- Timberland Investment Property
- Agricultural Land
- Rural Residential Property
- Mini-Farm Land
As an active wildlife professional that sells land, Gehrig understands the best timing and marketing that benefit buyers and sellers.
Recreation and Hunting Properties
The best time to buy recreation and hunting property is during the off-season. In early spring, ahead of turkey season, and early summer. This gives ample time for sellers to remove their stands and personal items and time for buyers to familiarize themselves with their new property, conduct surveys, and install stands.
Investment Properties
Investment properties are a little trickier, especially if the investment is timber. As long-term investments go, few things have been as steady as timber. Knowing when and, more importantly, where to buy for this type of investment is paramount to ROI and even the ability to market the timber. Location is everything. A logging crew isn’t going to cut a property whose proximity to a sawmill cuts the profit to pennies.

Marketing Your Property
When preparing your property and marketing it to sell, there can be a major benefit in obtaining a current land survey, having a Forrester conduct a timber cruise, improving roads and trails, having a professional population survey completed, and implementing habitat manipulation for improved aesthetics. Owners of tracts large and small can rest easy knowing that they will receive sound, honest advice when selling with Three Sixty based on their personal goals.
Having a real estate agent in the land industry can be a huge benefit to a buyer or seller, and Gehrig prides himself in being available from concept to closing and beyond. With an extensive list of industry friends who can help with anything from financing, fencing, timber cruising, and game management. Gehrig is your go-to source for everything land.

About Gehrig

Gehrig Hall has a true passion for and obsession with the outdoors. Growing up in Crystal River, Florida, Gehrig’s love of the natural world started early. The small fishing town is about 40 minutes north of Tampa and boasts some of the best inshore fisheries on the Gulf Coast. He earned a bachelor’s degree in Wildlife Ecology and Management from Auburn University. A stint as a farmhand on Tim Hudson’s 800-acre hunting operation in Hurtsboro, Alabama reminded Gehrig of his love of the outdoors, and has shaped his career in a meaningful way. In October of 2020, Gehrig received a call to run multiple large scale hunting properties for a local businessman. He feels truly blessed for all the experience and skills he has picked up along his professional journey. Gehrig’s unique expertise makes him an excellent resource for anyone buying or selling property, especially recreation or investment property.
