In this Market, Do I Need to Stage My Home to Sell?

The National Association of Realtors® (NAR) recently polled agents about staging. 23% of those surveyed said that staging raised offer prices between 1-5% compared to similar homes that were not staged. Fifteen percent of buyers’ agents and 18% of sellers’ agents said that it increased the dollar value offered by 6-10%! 82% said staging made it easier for a buyer to visualize the property as a future home. 31% of sellers’ agents said that home staging greatly decreased the amount of time a home spent on the market.

We have found that the proof is in the pudding and the market is listening. “There’s an upfront cost whether we are designing and filling vacant homes or refreshing occupied homes,” Sarah acknowledges. “But often you have to spend money to make money. If anyone has trouble seeing the value of staging, we have examples of ROI. We wouldn’t have a business if it didn’t work!”

The housing market may be turbulent right now, but buyers are getting smarter. Their expectations have grown in terms of what they expect the seller to present. Sellers must separate their property from the rest because the first thing a potential buyer sees is the pictures online.

Looking at Your Home with a Buyer’s Eye

As a homeowner, it can be difficult to look at your property with a buyer’s eye. This is where lifeSTYLED comes in and shares expertise with clients. The Three Sixty Vision: A Family of Services

From the beginning, Co-Founders Tricia Young and Nonet Reese had a vision for Three Sixty: a company that would offer a “family of services” to clients. Both women were working with builders, and their conversations about real estate resulted in a desire to merge the construction world with other aspects of the industry – real estate, management, development and interior design. The primary goal would be to help clients from “concept to closing.” These words are not just a catch phrase, but a mission and an approach to business that is wholly different from any other boutique, independent real estate company.

We started with the concept to closing idea, a full-service real estate operation. It has been interesting to see how the company has organically grown into just that.

In order to provide this family of services, the Three Sixty vision had to constantly expand. We reflected on requests from clients. How could we best serve our community? We looked at the local marketplace to see if our clients’ needs were being met elsewhere. As a result of this analysis, we recognized and filled gaps in our process. And it has worked! Three Sixty has grown every year and continues to grow as we meet our goals and set even bigger ones.

Property Management

360 Management was the first company that Tricia and Nonet started together, and it was started out of necessity. In order to satisfy their existing builder clientele, the company needed to handle management of HOAs in newly constructed neighborhoods. Over time, it became clear that additional expertise was needed to effectively serve this growing business. In 2018, we finalized a merger with longtime Auburn property management company Alice Henderson Realty & Rentals and are proud to say that we now manage over 600 properties! With a larger, more experienced team, we are uniquely qualified to help buyers find, furnish, decorate, and rent investment properties.

New Construction Developments

Tricia and Nonet’s experience working with builders is what ignited the Three Sixty vision and we have always had a passion for working with builders on new developments.

We’re excited to be working with builders and developers in several new communities. In Auburn… our partnership with Lowder New Homes has grown to include Summerlin in Auburn and Camelot in Opelika. Summerlin offers cottage and manor style homes in a development near Hamilton Place Shopping Center. Homes in Camelot feature superior construction and materials with energy-efficient and modern floor plans, and are located near history, entertainment and the arts in Historic Downtown Opelika. We continue our longstanding relationship with Homeworks of Alabama in two new developments, The Vineyards at Tivoli and Turnham Corner.

At Lake Martin… The Village at Lake Martin, a development of spectacular vacation homes, continues to grow with new homes throughout the development. The Village at Kowaliga Bay continues to grow with many more lots and homes by Birmingham-based custom home builders Slate Barganier.

Luxury Living Experts

Over the years, many of our clients in Auburn and Opelika were looking for the vacation home of their dreams at Lake Martin. This increasing demand led us to a new venture, Three Sixty Resort Living. Led by a team of experts who specialize in luxury communities, our first Resort Living division office at Lake Martin has been a great success. We have plans to extend into Florida as the resort living team continues to grow.

We always thought we could grow our practice to Lake Martin, and now we realize that resort living can eventually extend to other locations as well.

We had to look outside the traditional real estate role. We partnered with Sarah Brown to create lifeSTYLED Three Sixty {inspired interiors}. Through Sarah, we work with professional builders, developers, and individuals. lifeSTYLED provides a truly turn-key process by bringing style to your new home through interior design, furnishing, and finishing touches.

lifeSTYLED was a necessity in our area and we knew people would embrace it, and they have. It’s been wonderful to have Sarah on our team.

Vacation Rentals

With an increasing demand from clients to offer help with vacation rentals, Three Sixty began a new company in 2021 offering vacation rental management and leasing through 360 Destinations. The business began at Lake Martin and is quickly expanding to the growing market in Auburn as well. The company is led by Three Sixty Co-Founder Tricia Young and REALTOR^® Libby Silverman. This business dovetails well with the Resort Living office at Lake Martin, as many of our clients purchase second homes and they wish to make the most of their investment with short term rentals.

Expanded Geographical Reach

Our most recent endeavor is a foray into new territory and an office in Birmingham. Centrally located in Vestavia Hills, the office is near all the action and is an ideal place for our team to meet with clients in our open, airy space. We are also closely situated with and happy to continue our relationship with Slate Barganier Building, a custom home builder with whom we’ve successfully worked at Lake Martin.

Sarah Brown Sworn in as the Newest Member of the Lee County Commission

At Three Sixty, “service oriented” and “community minded” are not just sound bites we post on our website. Every day our leaders reinforce these core values through their work in our community. This week is no exception! We are pleased to announce that our very own lifeSTYLED Inspired Interiors Co-Owner Sarah Brown has been sworn in as the newest member of the Lee County Commission. She takes over the seat previously held by Johnny Lawrence, who passed away earlier this summer.

Johnny was such a positive force in this community and in my own life. We attended church together. He encouraged my son in his desire to become a firefighter. He was always so supportive of me when I served on the planning commission. I will strive to serve with the same encouraging spirit that Johnny did.

Sarah has a long history of community involvement. So co-founded two local businesses – first the downtown boutique Wrapsody and now lifeSTYLED Inspired Interiors. She is the past Chair of the Auburn Chamber of Commerce, and also previously served on the Auburn City Planning Commission and the Auburn Downtown Merchants Association.

We are so proud of Sarah and this accomplishment. She dedicates so much time and care to our community, and we know she will work hard in this role.

Fall Market in Atlanta… so much to see, but no people!

Last week’s trip to Market in Atlanta was different than any event we’ve ever seen! lifeSTYLED’s Sarah Brown and Jenny Aldridge, along with Three Sixty co-founders Nonet Reese and Tricia Young spent a couple of days at market getting lots of ideas. Masks were required, and the event was, in our teams’ own words, “a ghost town.” What Market lacked in crowds, it more than made up for in inspiration!

We wanted to see what is different as we head into fall. At lifeSTYLED, we try to stay ahead of trends, and we are always looking for ways to incorporate client’s current furnishings with fresh ideas. Going to market is a great way to do that!

Hides

Hides are still all the rage, and continue to show up in lots of unexpected places, including rugs, pillows, ottomans, benches, and chairs.

Gold Accents

These are just a few of the MANY gold accents we saw throughout the showroom. We especially love how these white sconces “pop” with the gold shining inside the drum.

Clear Pieces

Acrylic is back in a big way, and we love how these pieces provide a modern accent to a more traditional layout. We are also loving how the rug is the star of the show.

Rattan

This versatile material also continues to be a great addition in accent pieces as well as show stopping mirrors and chandeliers. It works well to appear casual or dressed up, depending upon the space.

Give back in October: Haddie’s Home

**Three Sixty’s “Extreme Makeover” Team**

Haddie’s Home is a Christian-centered home for 12-18 year old girls in crisis. The organization provides a safe home where the girls are loved, protected, and able to become part of a community. Girls in Haddie’s Home are taught practical life skills in an environment that builds on the strengths of each child. Residents are offered a place to heal from emotional and psychological wounds, ending the generational cycle of neglect and abuse in our community. As a female-founded real estate and development firm with a mission to give back to our community, Three Sixty involvement with Haddie’s Home is a no-brainer!

In 2017, a builder client contacted our co-founder Tricia Young about Haddie’s Home. Tricia toured the property, a beautiful converted barn on acreage, in hopes of discovering how Three Sixty could help. Previously used for men’s hunting, Tricia knew immediately that she wanted to bring the team and create a beautiful living space.

We thought about the young girls who live there and wanted to create a really nice space for them to live, so that they may aspire to create that same kind of home for themselves one day.

The Three Sixty team wanted to surprise the girls with the renovation, so they waited until the home was empty for a weekend and completed the entire job extreme makeover style! They focused on creating a comfortable, beautiful space, complete with inspirational books on the bookshelves and positive quotes in the décor. The team had so much fun with the surprise!

Continued Involvement

Since that day, Tricia has remained involved with Haddie’s Home and now serves on the Board. The Three Sixty team has continued to offer their skills to aid in the mission of this amazing organization. Most recently, our lifeSTYLED Inspired Interiors team helped to organize a donor appreciation event for Haddie’s Home.

Current Design Trends & the renovation of a Three Sixty team member’s kitchen

Style Consultant and lifeSTYLED owner Sarah Brown knows that keeping up with current design trends is a major part of Three Sixty’s concept to closing approach. Sarah was happy to put her knowledge to use when Three Sixty REALTOR® Sandi Williams and her husband Greg asked for help in the redesign of their kitchen.

The Challenge

Sandi and Greg built their home 20 years ago without the benefit of design help, so it badly needed an update. With only rough ideas of what they wanted to do, the couple decided to start with the kitchen. The couple loves to entertain, but their kitchen was dark and outdated. They dreamed of having a brighter kitchen with a more spacious feel.

Sandi has always found the thought of hiring a designer intimidating, but she knew she didn’t have the know-how to achieve a good result on her own with this project. Having met and instantly liking Sarah Brown when she started working at Three Sixty, Sandi knew Sarah was the right person for the challenge.

An Approach Based on Current Kitchen Design Trends

Sarah recommended several changes to update and brighten the kitchen. In keeping with current trends, she opted for two-toned kitchen cabinets. The upper cabinets are white, opening the space and allowing for contrasting dark lower cabinets.

Since white and bright kitchens are also trending, the light tile backsplash combined with the white upper cabinets bring a bright and shiny appeal to the formerly dark room.

Sarah started by taking stock of our home, taking photos and asking us questions. She then suggested options for updating our home that took into account our tastes, current trends, and the existing characteristics of our home. Grand Opening at Three Sixty Resort Living’s New Home on Lake Martin!

Memorial Day weekend started off with a bang for our Resort Living at Lake Martin team. We hosted 100 people for the grand opening of our brand new office!

Our team had to be patient while we were under construction, and the rewards are worth it! The new space is bright, cheerful, and a serious nod to the modern farmhouse trend that we love.

Three Sixty Co-founders Nonet Parmer Reese and Tricia Peterson Young were pleased to introduce Janeese Lowry Spencer. Janeese is the Executive Director and Owner of Venture Life Coaching. She is a certified Life Coach, Motivational Speaker, Leadership Consultant and Pastor.

Janeese has had 30 years of experience coaching, training, and consulting organizational teams in Alabama, Florida and Georgia. Janeese speaks frequently on empowering leaders to take powerful next steps to increase their leadership edge. She believes that when organizations invest in their leaders and employees by providing development opportunities, the entire organization benefits. She is passionate about teaching, equipping and coaching individuals to reach their full potential professionally and personally.

Janeese spoke on “The Power of Choice,” and that the choices we make affect how we approach the future. Lead from a place of rest and reflection over exhaustion. Choose a growth mindset over a limited mindset. Choose perseverance over quitting. Be consistently positive over negativity. Choose connection over competition. We especially loved her comment to “choose courageous over perfect.”

This year’s Outstanding Woman in Business is former Mayor Jan Dempsey. Sarah Brown was on hand to introduce this amazing woman who has had a visionary impact on Auburn.

Growth and new challenges in Auburn in the 1970s led to a hunger for political change. Jan Dempsey bet that she could make a difference. While the idea of a female mayor was a novelty at the time, she quickly gained respect for her no-nonsense approach and ability to get things done. All this while raising three children and running a successful retail business, The Back Porch, on the corner of Gay and Magnolia.

It is inspiring to see more than 200 strong business women supporting each other and celebrating women who have made such an impact on Auburn. Jan Dempsey’s commitment to this town revolutionized and moved it forward to the amazing place we enjoy living and serving in today. She is a true hero!

Spring Market in High Point with lifeSTYLED

lifeSTYLED consultant and co-owner Sarah Brown and Three Sixty co-founder Tricia Young recently spent a few days at the largest home furnishing spring market in the world! High Point Market boasts 11.5 million square feet of show space, opportunities to network with industry leaders and experience the trends and products that are shaping home fashion.

We were on the lookout for inspiration to grow lifeSTYLED, our staging, design, and decor business. We found plenty of inspiration, met new vendors and discovered new trends and sourcing opportunities!

The Event

The High Point Market took place April 6-10th in High Point, North Carolina. Many of the showrooms were in older, rehabbed buildings on Main Street, including a firehouse and an old manufacturing building. They loved seeing the market utilize an older, updated building! The staff was wonderful and greeted everyone with a big dose of Southern hospitality. Sarah and Tricia discovered so much during their explorations and have shared it with our team.

We are delighted to hear that many of our existing vendors are strong and their current lines are exceptional. Sarah and Tricia also discovered some new vendors that we are excited to work with on future projects. It’s important to Three Sixty to source local whenever possible, so it is thrilling to see many strong vendors from around the South and plenty of American-made products.

Trends We’re Loving

We love trending styles that are natural, simple, comfortable, and organic. There was a trend of very simple looks with bright pops of color, especially blues and greens. We loved the performance fabrics, designed for durability and a wider variety of indoor and outdoor uses. In keeping with the natural look that we’re loving, there was a lot of greenery and we saw plenty of palms and ferns.

We saw a lot of materials in rattan, natural mixed woods, driftwood, live-edge wood, and cane on chairs.

Trending fabrics were linen, cowhide, and ticking, as well as fabric mixing on furniture and hides used on furniture as well as rugs.

Some of our very favorite trends were funky portraiture, bohemian styles, wallpapers, and round curves on furniture and in accessories (nearly every vendor had a globe in their booth!).

Tricia and Sarah were able to network with leaders in the home fashion industry and came home full of ideas for implementing their inspiration in lifeSTYLED projects this year! Stay tuned to see how we implement some of these style trends in the new Resort Living at Lake Martin office!

Things Are Heating Up at Lake Martin!

We proudly opened the doors of our Lake Martin office in 2017, and things are heating up for the 2019 season on the water! This office represents the beginning of a new era in our company, the official launch of the Three Sixty {real estate} Resort Living Collection. Focused on luxury homes and properties, our team has decades of knowledge about the lake.

Our practice has grown quickly! REALTORS® Windy Carter and Mindy O’Brien have teamed up to offer double the expertise to their clients. Scoop Langston continues to grow his home building business. Michael Carter serves as the Chairman of the Lake Martin Area Chamber of Commerce. Here’s a little more about the three newest members of our team!

New Team Members

Scarlett Gorham

Scarlett Gorham grew up in Auburn but spent weekends at her family’s Lake Martin home. She always dreamed of having her own lake home and those dreams turned to reality when she and her husband moved their family to the lake. They are thrilled to be “full time” and take advantage of everything the community has to offer. A lifelong love of people, learning, and making others happy has led Scarlett from a career in the medical field to working with her husband’s small construction company, East Alabama Exterior Solutions. She sees real estate as the next logical step! While the love of caring for patients is hard to replace, finding the perfect home for clients warms her heart.

Kira Woodall

Kira Woodall grew up in Stuart, Florida and moved to Alabama in 2010 for her husband’s job. They fell in love with the area and built their beautiful Lake Martin home in 2012. She holds a degree in Psychology and has professional experience in accounting, general entrepreneurship and is a local business owner. Kira opened Lake Martin Pizza Company in Dadeville three years ago and has now opened a second location in Alexander City. She and her family love being together and spending time on the water. Kira truly loves working with people and she looks forward to getting to know each client and matching them with the perfect home.

Brooke Bartol

Since her time with The Walt Disney Company in the early 1990s, Brooke Bartol has been inspired by the words “If you can dream it, you can do it!” Brooke loves helping people find their Dream and calls Lake Martin one of the happiest places on earth. Originally from Alexander City, Brooke has always enjoyed Lake Martin and the surrounding areas. She has lived all over the South, but her heart eventually brought her back to her hometown. Brooke’s interest in real estate began while working for an area brokerage about 10 years ago. Since obtaining her license, Brooke has worked in every aspect of the business and we are thrilled to have her on our team!

Our New Office

In order to keep up with our growing team, we’re building a new office on Lake Martin. We found a perfect location on Highway 49 near Niffer’s Place. With lake access, we’ll be able to show properties by water! Our grand opening is coming in May 2019, so stay tuned for that announcement!
